Plymouth County Teachers Federal Credit Union pulls the trigger on a new site in West Wareham

In circa 2005 the executives at Plymouth County Teachers Credit Union were trolling Cranberry Highway for a location to build a state of the art bank building with drive thru service. They looked at a dozen potential sites within a few miles of their existing bank location at 2201 Cranberry Highway in West Wareham but in the end their search wrapped up directly next door at 2203 Cranberry Highway, West Wareham, MA.

A portion of the 2005 marketing piece for the property.

My client had done the preliminary engineering and permitting for a strip plaza on the property which the credit union found attractive. The property was actually large enough to keep the existing house and add the strip plaza next to it.

Strip plaza engineering for the site opposite the 4th District Court House

The credit union did performed some due diligence and found the site would be large enough for their plans. They paid a handsome price for the property in 2005, paid cash and had very low contingencies. The site is a great site, totaling 1.07 acres with 273 feet of frontage.

Black Purls Yarn Shop relocates and Furniture Re-Born readies for Grand Opening

Congratulations to Candice Zarba, owner of the The Black Purls Yard Shop in Sandwich for a beautifully executed move to her new location at 201 Route 6A in Sandwich on Cape Cod.

Her shop is a paradise for knitters and would be knitters, carrying wool and exotic yarns from around the world. Candace has regularly scheduled knitting classes, holds specialized workshops and hosts special guests year round. Her flock of knitters stay busy in a cozy room surrounded by glass windows facing the marshes in the rear of her new shop.  The place is truly warm and inviting, the bins full of yarn colors pop like a wild flower garden.  When I met Candace in May she was very excited about the new property she and her husband were purchasing but had one problem, she had one year left of the lease at her old place in East Sandwich.

Screen Shot 2014-07-11 at 6.32.25 AM

She put a call into Greg Donahue a local real estate professional in Sandwich to meet and discuss possible options. Greg advised her that the best solution would be to find a tenant acceptable to the landlord and establish a new lease between the tenant and the landlord instead of subleasing off her existing lease. She hired Greg and within a couple of weeks Greg found a passionate artist named Michael Edwards to take her place. The parties had personal meetings, carefully listened to one another’s goals and concerns and Greg brokered a new lease that worked for everyone.

Michael Edwards sources unique, mostly wood furniture and home decor such of as end-tables, coffee tables, dressers, sideboards and more. He gives these pieces a new life with various hand applied paints, paper and finishes. He loves to customize furniture for spaces so if you found a piece or have heirloom furniture that just doesn’t go with todays popular styles but don’t want to part with it, visit Michael. He can customize the piece for its new place in your life. The Furniture Re-born studio and showroom will be located at the former Black Purls Yarn Shop at 685 Route 6A in East Sandwich this summer.

Best wishes on your new places, new spaces and future ventures.
